Every question asks about something physical — moisture, access, contact with soil. Those conditions are what pest problems grow out of. A high score means the conditions are favourable, not that anything is there.
A low score is not an all-clear
Bed bugs arrive in luggage regardless of your foundation. German roaches arrive in a grocery bag. Some problems have nothing to do with the property at all.
Most of it is fixable yourself
Cutting back a limb, moving mulch off the foundation, clearing a gutter, redirecting a sprinkler. Those are the highest-value things a homeowner can do and none of them need a professional.
It is not an inspection
